Assistant Residential Property Manager

Taking full responsibility for management of a substantial residential portfolio which forms part of a larger portfolio.

Role Requirements:

  • Build relationships with landlords, contractors, and tenants.
  • Ensuring property and tenancy records are updated regularly and maintained on Qube for all Full Managed clients’ portfolios.
  • Booking/arranging Gas Safety Inspections/EPC’s/EICR’s and other safety certification where required and ensuring full compliance across the portfolio.
  • Booking/carrying out viewings.
  • Dealing with utility suppliers and arranging COT’s.
  • Arranging contractors to attend and resolve maintenance issues – taking instructions directly from Residential Portfolio Manager where appropriate.
  • Ensuring that all invoices for instructed works are correct and processed in a timely fashion.
  • Carrying out periodic property inspections and writing up inspection reports for Landlords.
  • Registering deposits via the DPS/TDS and submitting disputes where necessary when agreements are not reached between parties.
  • Preparing new Tenancy Agreement Contracts/Renewal Contracts when necessary and maintaining the renewal spreadsheet to ensure managed Properties do not fall into Periodic Tenancies.
  • Arranging check in/check outs.
  • Liaising with Credit Control colleagues to ensure rent payments are up to date and liaising with lawyers etc to take enforcement action for non-payment where required.
  • Any other tasks relating to Residential Property Management.

Experience Required:

  • 1-2 years experience as a Residential Property Manager.
  • Strong written and verbal communication skills.
  • Ability to work as part of a team, and independently.
  • ARLA qualification desirable but not essential.

London Commercial Property Manager

Taking full responsibility for management of a substantial residential portfolio which forms part of a larger portfolio.

Role Requirements:

  • Applying effective professional surveying skills as a member of the Commercial Property Management department to manage client assets in accordance with RICS and industry best practice.
  • Provide professional advice to clients regarding commercial property and estate management matters,
  • Undertake property management tasks as required to include tenant liaison, accounts enquiries and rent arrears management
  • Carry out regular site inspections and manage site-based staff,
  • All aspects of day-to-day management including supervision of landlord and tenant matters, lettings, rent reviews, lease renewals, assignments, sub-letting, alterations and service charge budgeting/forecasting,
  • Letting of vacant retail units in conjunction with external letting agents.
  • Levying of service charges on properties under management,
  • Oversee and build a good working relationship with colleagues, on-site staff and tenants of directly managed properties, and with personnel to facilitate efficient and effective property management.
  • Provide Asset Management advice directly to clients and/or work closely with external Asset Managers

Experience Required:

  • MRICS with minimum 2-5 years PQE or a non-property graduate with equivalent experience
  • Strong property management background across a variety of sectors
  • A good communicator – able to liaise directly with clients, tenants and site staff
  • Organised, with ability to work under pressure to strict deadlines
  • Excellent attention to detail and be numerate with excellent written and spoken English
  • Be able to demonstrate personal values in line with Landswood de Coy core values outlined
  • Experience of MRI/Qube PM desirable

Block Manager

Taking full responsibility for management of a substantial residential portfolio which forms part of a larger portfolio.

Role Requirements:

Tenant Relations:

  • Acting as a point of contact for various stakeholders, including residents, tenants, freeholders, and clients to address inquiries, concerns, and maintenance requests in a timely and professional manner.
  • Help collate details for sales and lease assignments and be familiar with property sales processes.
  • Ensure internal records are kept up to date.

Property Maintenance:

  • Assisting with the coordination of maintenance and repair work, helping to obtain quotes, scheduling contractors, and ensuring quality of workmanship.
  • Conduct periodic inspections of properties to assess maintenance needs.
  • Working closely with the Senior Surveyor to create, develop and implement preventative maintenance programs to prolong the life of property assets.
  • Plan, implement and run Section 20’s and large building works projects from start to finish.

Financial Management:

  • Assist in the preparation and management of property budgets, including monitoring expenses and identifying opportunities for cost savings.
  • Understand the process of rent collection, monitor arrears, and follow up on outstanding payments.

Compliance and Risk Management:

    • Process insurance claims from start to completion.
    • Understand necessary legal compliance, including the requirements in the Building Safety Act 2022 and the Fire Safety Order 2005.
    • Maintain accurate records and documentation relating to property management activities.

Experience Required:

  • Previous experience in property management or a related field is highly desirable.
  • Strong communication skills are essential to interact effectively.
  • Excellent organisation and time management skills are critical for this role.
  • Knowledge of relevant property laws, regulations, and best practices is essential.
  • Proficiency in Microsoft Office Suite is required, and an understanding of MRI Qube would be very advantageous.
  • A proactive and solution-oriented approach to problem-solving.
  • Relevant professional qualifications (e.g., IRPM, ARMA or RICS accreditation) would be advantageous but not essential.
