Residential Block Manager

Taking full responsibility for management of a block management portfolio which forms part of a larger portfolio – supervising and delegating tasks to junior property manager as required and reporting to Head of Property Management.

The role includes but is not limited to:

  • Overseeing major works projects where necessary
  • Maintenance of the buildings and communal areas
  • Property inspections
  • Maintaining Health and Safety regulations and legislation
  • Managing onsite staff, including concierge, cleaners and maintenance
  • Ensuring property and tenancy records are updated regularly and maintained on Qube/Elogbooks for all Full Managed clients’ portfolios
  • Arranging safety certification where required and ensuring full compliance across the portfolio
  • Arranging contractors to attend and resolve maintenance issues – taking instructions directly from clients where appropriate
  • Ensuring that all invoices for instructed works are correct and processed in a timely fashion
  • Carrying out periodic property inspections and writing up inspection reports for Landlords
  • Liaising with Credit Control colleagues to ensure service charge/ground rent payments are up to date take action for non payment where required.
  • Producing and managing service charge budgets across the portfolio
  • Any other tasks relating to Residential Property Management

Key skills required:

  • Experience managing a block management portfolio
  • Strong customer service and attention to detail
  • Extensive knowledge of the section 20 process and dealing with major works projects
  • Good route for progression
